Sale in the works for former LoBill building

New owners to close on vacant retail spot March 1

After sitting empty for more than a year, the former LoBill Foods shopping center in Greencastle appears to finally have a buyer.

Up to four tenants could share the 52,000-square-foot strip center that Indianapolis-based Wilson Real Estate Co. announced Monday it is in the process of buying.

Jeff Moe, who owns the real estate company with his wife Angela, told the BannerGraphic he hopes to complete the sale of the property on March 1 and begin preparing the building for lease.

Although he was not willing to give specific names on Monday, Moe said he and his wife are currently in discussions with several national businesses that are interested in occupying the spaces. He said he hopes to have written agreements with the companies and be able to announce their names soon.

"We feel very comfortable that there will be tenants in that facility in the near future," he said.

As it currently stands, the building is divided into two spaces -- one slightly more than 32,00 square feet, located on 2.1 acres of land, and the other at 20,000 square feet, on 2.15 acres of land. The entire property is zoned General Business.

Moe said he is planning to divide the shopping center into as many as four spaces, depending on what the potential clients want.

In the meantime, Moe said he plans to spruce up the front of the building by cleaning up the parking lot and repairing the windows that were apparently targeted by vandals a few weeks ago.

"We're looking forward to coming to Greencastle," Moe said. "We look forward to working with city officials and we think it's a great city."

Moe said he is planning to erect signs next week to announce that the building has been purchased and plans for the development are under way.

Marsh Supermarkets closed the grocery store in 2006 as part of a corporate restructuring plan but failed to sell it during a public auction last November. At that point, Moe renewed his offer to buy the building following several failed attempts.

  • Again, can't give out any names. That's par for the course around here. I hope another video store comes in, another Dollar General, another Bank, and another bank.......get the picture. Maybe a huge flea market! Yeah, go Greencastle!

  • I think anything would be better for the town than a huge empty building, even another Dollar General. Personally, I would like to see something for the kids. We will just have to wait and see.

  • Maybe I should open up an x-rated store and maybe you could be my first employee. If it's not a viable business, then it will not sustain itself, therefore goes the jobs that was created in the first place. I DO KNOW that most businesses will not release any business names until the ink is dried. I'm just tired of hearing "it's a big secret" all the time. This is a small town, don't treat it's residents like they are idiots. Maybe if they would tell us what they're thinking, it would create an enthusiasm around here before they actually come into the building.

  • We, the citizens of Greencastle, should be happy about the sale of this building which has been an eye sore for way too long. We should be grateful that some people in the world still get up off their butts and do something to make a difference. Stop and think about what kind of energy it takes to actually take a risk and make such an investment; to take on a project as the Moe's have undertaken.

    If you know anything about business, the real estate business in particular, it would be very clear to you that information about prospective tenants at a property is NOT public information, period. Some realtors won't even tell their best friends. So, for anyone to complain about 'This Secret, blah blah blah...don't know whats going on in their town blah blah blah... is simply a waste of breath. What is being accomplished here? How 'bout we use our energy to help someone who wants to help us. Why don't we stop worrying about all of these minimum wage paying jobs and think about our quality of life too. What kinds of businesses could help us. And not just help us by providing employment, but providing goods and services that will enhance our lives. Some of our basic needs are in jepardy as we speak. Food, Air, Water and more.

    I would like to know how to get in touch with Jeff and Angela to share a couple thoughts about tenants they could pursue that I would like to see come to our town. The citizens of Greencastle will make or break a business - that is crystal clear. So why not help business owners be as successful as possible? Would anyone be interested in sharing their thoughts and ideas with the Moe's? Maybe they could setup a specifc email address where we could send our ideas.

  • You'd think with all of the know it alls in this town, we all could have gotten together and opened up one big, booming business in the old Marsh building. All the name calling, everone thinking they can out-think the other one, knowing what's best for absolutely everyone in this county just doesn't cut it anymore. Yes, yes, yes, yes, yes, yes, it's great that someone from out of county is buying the building. We always seem to look to someone out of county to jump start out economy. More jobs, but will it be the type of jobs that people want? You have to admit, most people will not work for the pay that you get around here. I've heard that more times than not. Molon, whatever, read my comment, not anywhere did it mention porn/sex toys. (Maybe you really would like to work in a place like that, haha) Oh, don't worry, think of it from my side, I wouldn't extend my hand either, so I won't be offended if "WE" don't shake. As bad as I hate to I have to admit and side with you that all of the businesses on the square, the ones that you mentioned do nothing for the economic growth of the downtown area. Not inviting and it does not attract any one individual who might be coming in from out of town. There you go I said it, I agree with you. Also sending our ideas is not going to make then come true. It's not a fairy tale. I would love to send some suggestions on local retail, however I feel that there is no-one here who could pull it off, nor is there a large department store who would come into such a small town. What is the answer, obviously according to some I don't have it, so I'll anxiously be awaiting for Molon's response.
